We paused and gazed in awe when we cast our eyes upon this property. The lush green setting, the sheer scale of this 17th century press and its wonderful architectural features are all just simply breath-taking. Then as excitement grabbed us we couldn’t get inside fast enough to have a look around. As the double doors are pushed open and you step inside you remain fixed to the spot as you take in all the original characteristics of what was a working olive press until 25 years ago. It Nestles by an old stone bridge in the village of Loutses in the northeast part of the island, amongst 1,700m2 of its own land, furthermore there is additional land available. The Olive Press and additional land boasts some beautiful mature olive trees and a variety of fruit bearing trees; this renovation dream was once visited by King George who was keen to sample a little of Corfu’s ‘Black Gold’ at one of the island’s most reputable processing points. Another 2,961 sqaure metres of adjoining land is available by separate negotiation. At the time of Venetian domination, the ancestors of the current owners, who were large agricultural land owners, built this traditional house in classic Corfiot style. In latter years, the family installed an olive oil plant for their own private production at ground floor level, which comprises 135 square metres, to handle the harvest from the estate’s 8,000 trees at the time. At first floor level they retained the main residence. Totalling 226 square metres. The family accommodation was substantial including 8 bedrooms, drawing room, traditional kitchen, store rooms and an adjoining basic stable. They were very fortunate compared to most, as the house had two fireplaces and internal baking ovens, which are still intact today along with its marble sink. As you touch the huge old press trough and stones, the old barrel and oil well you can just feel the history of the place. A large 8 metre vaulted arch, solid stone carved window and door surrounds and a 23 square metre “Bozos” (veranda) also add to its wonderful architectural features. In rural areas the number of olive trees on a piece of land is still a factor when calculating its value. The land has 20 trees and once the potential of this fabulous old property is taken into consideration, is worth every penny of its asking price.
ADDITIONAL INFORMATION
The village is located in the municipality of Talia, at an altitude of 310 metres or around 1000 feet. At present approximately 18 families live in Loutses. Towns for shopping that are all within 10 kms are Kassiopi (historic fishing harbour town), Acharavi and Roda. In addition to renovating the property for purposes of a private dwelling, other uses could include restaurant, guest house or cottages in grounds and other similar businesses that would contribute to the community and the local economy. Value can also be added with the sympathetic construction of a swimming pool, tennis court and terraces etc. As the building is of historic importance there is the potential of an EU grant available to contribute to its restoration.
