DESCRIPTION
We shall tell you Sothoklis’s story shortly, when we have stated the main facts about the land. This extensive plot is 18,433.07 square metres, your guarantee that you will have no immediate neighbours. The land is well maintained olive grove rising in gentle terraced steps up the hill towards its crest where the undergrowth is currently more dense. The owner is a highly organized gentleman with his paperwork in order and the forethought to arrange for mains electric and water supplies to be extended to the edge of the site. A slope ascends into the land which is a natural means for achieving road access. Beyond this it is possible to identify a logical route through the grove for extending the road up the plot to a location to construct one substantial property or a series of link attached properties nearer to the crest of the hill, in order to maximize the views. The land is outside the community’s planning zone, so the maximum number of metres that can be built here is limited to 380m2 plus basement, garage, verandahs, balconies and terraces. Within the lower part of the grove are the ruins of an old cottage. Sitting next to Sothoklis under a tree in the shade, he told his story. In 1940, during the German and Italian occupation, when he was only five, he and nine other relatives lived in this tiny dwelling measuring just 20 square metres. There was an elevated timber deck running wall to wall. The goats slept underneath and he and his relatives lived in the hayloft above it. As the enemy trawled the region looking for locals they laid low here, cooking their meals on an open hidden hearth in the adjacent land, so as not to attract attention to their existence. In poverty they lived here harvesting the land until long after the war. Sothoklis walked barefoot with his lunch bag of bread, onion, feta and diluted wine to the school in Spartilas, until his parents bought him his first pair of shoes when he was sixteen. It is clear he loves this place and has cared for the land, but is becoming too old to maintain it. He hopes that somebody else will love it as much as he has; albeit he appreciates that one small part of it will be constructed upon.

Spartilas the nearest village is large, traditional and offers a lively all-year community spirit, as well as pre and primary schools, tavernas, café bars, village store, pharmacy and bakery. The closest resort and beach is Barbati just 3 minutes drive away and the popular northeast coast and fishing harbour resort of Kassiopi lie beyond it.
